      The third Thomas, carpenter, freeman 1797, was calling himself architect and builder in 1822, retired in 1829 and died 1830. He built 1-4 Blackfriars Street (124) and 10-12 St. George's Square (295), both designed by him or his son.

      "This is the last Will and Testament of me Thomas PILKINTON of Stamford in the county of Lincoln Builder
      I give and devise unto my Brother Jonathan PILKINTON of Market Deeping in the said County of Lincoln Gentleman and my Friend Joseph PHILLIPS of Bourn Fen in the said County of Lincoln [the word 'Gentleman' deleted] Farmer All and singular my Messuages Tenements Lands Hereditaments and real Estates whatsoever situate and being at Stamford aforesaid and at Barrowden in the County of Rutland and all and singular other my real Estates whatsoever and wheresoever and whether in Possession Reeversion Remainder or Expectancy with their and every of their Appurtenances To hold the same unto the said Jonathan PILKINTON and Joseph PHILLIPS their Heirs and Assigns Upon Trust that they the said Jonathan PILKINTON and Joseph PHILLIPS or the Survivor of them or the Heirs of such Survivor do and shall as soon as conveniently may be after my Decease sell and dispose of my said real Estates with their Appurtenances in one or more Lot or Lots and either by public auction or private cocontract as they or he shall think proper with any person or Persons and his her and their Heirs for the most Money and best price or prices that can or may be had or gotten for the same and receive the Monies for which the said Premises shall be sold and stand possessed thereof to for and upon the Uses Trusts Intents and Purposes hereinafter mentioned expressed and declared of and concerning the same And for facilitating such Sale or Sales and the Indemnity of the Purchaser or purchasers of my said real Estates or any Part thereof I do declare that the Receipt or Receipts under the Hand or Hands of the said Jonathan PILKINTON and Joseph PHILLIPS or the Survivor of them or the Heirs of such Survivors shall be a good and sufficient Discharge or good and sufficient Discharges to the purchaser or purchasers of my said real Estates or any Part thereof and to his her and their respective Heirs Executors Administrators and Assigns for so much of the said purchase money as in any such Receipt or Receipts shall be expressed or acknowledged to be received and that after such Receipt or Receipts shall be given such Purchaser or Purchasers his her and their Heirs shall be and is and are hereby absolutely acquitted exonerated and discharged of and from the same and shall not be obliged to see to the Application of such purchase money or be answerable or accountable for any such Loss Misapplication or nonapplication therof or of any Part thereof
      I give and bequeath unto the said Jonathan PILKINTON and Joseph PHILLIPS all and singular my money and securities for money Stock in Trade Household Goods and Furniture Plate Linen and China and all and singular other my personal Estate and Effects whatsoever and wheresoever Upon Trust that they the said Jonathan PILKINTON and Joseph PHILLIPS or the Survivor of them or the Excutors or Administrators of such Survivor do and shall as soon as conveniently may be after my Decease convert into money all such Part of my personal Estate and Effects as shall not be or consist of money at that Time and do and shall stand possessed of the money to arise from such Sale and Disposition of my said personal Estate as aforesaid after Payment of my just Debts funeral and testamentary Expenses upon and for the Uses Trusts Intents and Purposes hereinafter mentioned expressed and declared of and concerning the same that is to say Upon Trust that they the said Jonathan PILKINTON and Jooseph PHILLIPS or the Survivor of them or the Heirs Executors or Administrators of such Survivor do and shall put and place out at Interest upon such real or personal Security as the or he may think proper so much money arising from such Sale and Disposition of my real and personal Estates as aforesaid as will produce the clear annual Sum of twenty Pounds and do and shall receive the Interest thereof when and as the same shall become due and payable and pay apply and dispose of the same when so received unto my Brother Robert PILKINTON and his Assigns for and during the Term of his naturalLife by even and equal half yearly Payments and do and shall make the first of such Payments at the end of the calendar months next after my Decease to and for his own absolute Use and Benefit And upon further TRUST that they the said JONATHAN PILKINTON and Joseph PHILLIPS or the Survivor of them or the Heirs Executors or Administrators of such Survivor do and shall pay and devise the remainder of the Money to arise from such Sale and disposition of my said real and personal Estates as aforesaid (and also the money so directed to be placed out at Interest for the purpose of securing the annuity to my said Brother Robert PILKINGTON as aforesaid after the Decease of my said Brother Robert) unto between and amongst my Children Thomas, William and Elizabeth PILKINGTON in equal Shares and Proportions to and for their own Use and Benefit and I give and bequeath the same to them accordingly And I nominate constitute and appoint the said Jonathan PILKINTON and Joseph PHILLIPS Executors of this my Will and I do direct that it shall and may be lawful to and for my said Trustees and Executors and their respective Heirs Executors and administrators by and out of the monies which shall come to their any or either of their Hands to deduct retain to and reimburse themselves all such Costs Charges and Expenses as they respectively shall or may sustaiin expend or be put unto in or about the Execution of this my Will or the Trusts hereby in them reposed and also that they my said Trustees and Executors and their respective Heirs Executors and Administrators shall be charged and chargeable only every of them for his and their own respective Receipts Payments Acts and wilful Defaults and not the one for the other or others of them or for the Acts Deeds Defaults Receipts or Payments of the other or others of them and shall not be charged or chargeable with or for any Sum or Sums of money other than such as shall actually come to his or their own respective Hands by Virtue of this my will nor with nor for any Loss or Damage which may happen in placing out any of the monies aforesaid or in depositing the same or any Part thereof in any Bank or Bankers Hands or elswhere for safe Custody nor with nor for any Loss or Damage which may happen in or about te Execution of all or any of the Trusts hereby in them reposed withhout his or their respective wilful Default And lastly hereby revoking and declaring void all former and other wills by me at any time heretofore made I do declare this only to be my last Will and Testament In Witness whereof I have to this my last Will and Testament contained in two sheets of Paper set my Hand and Seal that is to say my Hand to the first Sheet and my Hand and Seal to this second and last Sheet thereof this twenty second Day of June in the Year of our Lord one thousand eight hundred and twenty nine.
